As we move into mid-May, we officially enter what is, year after year, the busiest time in the London lettings calendar — the summer rental market.
But why is this period so active?
The Summer Lettings Surge Explained
The UK rental market is heavily influenced by the academic year. Summer is when:

Families relocate in time to register children at new schools.

New university students begin the search for accommodation.

Returning students swap flats or houses.

Recent graduates move to London for their first jobs.

The area (especially in Kensington and surrounding boroughs) simply looks its best — long days, blue skies, and leafy streets help showcase properties at their peak.
So... Is It a Good Time to Rent?
It's a fair question — and the answer is: yes and no.
Summer is a double-edged sword. On the one hand, it offers the widest range of available rental properties. On the other, it brings fierce competition from other renters — students, professionals, and families alike.
So what’s the strategy?
If you need to rent in summer, act quickly, be decisive, and ensure your references and paperwork are ready. The best properties don’t hang around.
A Word on the Winter Market
For contrast, consider the Christmas rental market — one of my personal favourites.
In December, there's significantly less stock and fewer renters looking. But if you’re willing to move the week before Christmas, there are often excellent deals to be had. Landlords become more flexible, and the pace is calmer.
